The basics of Brynn Manor: New multi-family apartments proposed near Ferris State

A new multifamily apartment complex is aiming to start construction in May 2027 near Ferris State University’s campus.

Here are the basics to know about the project:

THE LOCATION
The proposed complex would be located at the current 624 and 630 lots on South Michigan Avenue. This location is only one block east of State Street and one block north of Ferris State University’s campus.

Each lot will be combined into an approximate 0.69-acre parcel for the complex. The property at 630 South Michigan Avenue is currently vacant, but the current residence at 624 South Michigan would be demolished if the development is approved.

The property would also have up to 35 parking spaces and a new driveway entering and exiting on Cedar Street. New sidewalks would be placed along Cedar Street, which includes new lighting and landscaping alongside. A 6-foot-tall privacy fence would be installed on the north side and on both sides of the alley.

THE UNITS
Named Brynn Manor, the facility will be three stories tall and house eight multifamily living units on each floor. Each individual unit will have four bedrooms and four bathrooms, plus a kitchen, living area and laundry room.

A fitness center and social room are located on the first floor in the plans. There will also be a leasing and maintenance office on the main floor. Outside the building, there will be multiple bike racks and a dumpster enclosure.

THE TIMELINE
The initial site plan was approved on June 26, 2025, with conditions. These conditions were met regarding lighting, landscaping, grading revisions and stormwater drain compliance prior to the final site plan approval on Oct. 28, 2025.

Construction is aiming to start in May 2027. The initial estimate targeted completion by the end of 2027, but this coincided with starting the building in fall 2026. All approvals have been granted by the city of Big Rapids, but building department approval is still in the works.

THE PARTNERS
Working on this project is BCHL Management out of Bloomfield Hills. Ferris State University graduate Ward Bell is leading the project; he is registered as the senior vice president of head construction and feasibility at Beztak. The company has a national portfolio of multifamily, senior living and commercial properties in Ann Arbor, Birmingham and other places.
